A new main corridor atrium brings historic roof trusses and ornamental structural details into view, while also welcoming natural light into building鈥檚 core. The project anchors an emerging biomedical research district with public ground-level amenities and green space improvements to the site鈥檚 river frontage establishing new community connections.
The new facility features standardized patient rooms, mock trauma rooms, human patient simulation rooms, operation simulation rooms, a home care suite, associated observation and debriefing rooms, and other classrooms, offices, and event spaces. The adaptive reuse of a 250,000-SF power station that is listed on the National Registry of Historic Places was not without challenges, including tidal groundwater levels, modern code requirements, and coordinating construction around a historic transformer and protected historic elements. Sustainability was also prioritized, resulting in LEED Silver certification.

This project was completed by Tsoi Kobus Design prior to 半岛体育鈥檚 acquisition in January of 2025.
